CASA READY PRIVATE CLIENTS · Costa Blanca Norte

A private retreat.
A clear asset decision.

For entrepreneurs, investors and families who do not need more listings, but clarity: a discreet preselection, independent scrutiny and personal representation – from the first confidential conversation to a house that is fully prepared.

Buyer’s mandateWe work from your brief, not from a provider’s sales list.
Discreet searchNo portal enquiry, no mass mailing, no unnecessary disclosure.
Responsibility down to the detailKamila and Ronny remain your direct contacts – after the purchase as well.

Private client mandate

Fewer brochures. More certainty.

In the upper segment, the number of villas viewed is not what decides. What matters is whether location, substance, privacy, intended use and capital commitment convince as a whole. That is exactly the basis for decision we create.

Quality of life

A sea view alone is not enough. We examine privacy, access, microclimate, everyday practicality and the question of whether the house will still feel right years from now.

Substance

Architecture, plot, build quality, running costs and resale potential are not considered in isolation. We name the strengths – and just as consistently the possible weaknesses.

Ability to act

You receive a curated selection and a clear assessment. That lets you decide swiftly, without acting under time pressure or on incomplete information.

Getting started

It starts with a conversation, not a form.

You do not need to prepare anything, and there is no commitment. In the first conversation, we clarify what you are looking for and whether we can represent you in a meaningful way. Only then do you decide whether a mandate begins.

Helpful, but not necessary

  • A budget range.
  • Preferred locations, or openness to suggestions.
  • Your time frame until moving in.
  • Who else is involved in the decision: partner, family, advisers or family office.
  • Properties you have already viewed or been offered by other agents – so we do not cover the same ground twice.

What you can expect from us

  • A personal reply from Kamila or Ronny within one working day.
  • A first conversation by phone or video, in German, Polish, English or Spanish – in person if you prefer.
  • A confidentiality agreement in advance, on request.
  • After the conversation, a written summary of your search profile for your confirmation.
  • A first selection with our assessment within two to three weeks.

The mandate conversation

Your criteria. Your timeline. Our brief.

A villa on the Costa Blanca is rarely just a property. It can be a retreat, a family seat and part of a long-term asset structure. That is why we do not start with a catalogue, but with a confidential conversation about what genuinely matters for your decision.

  • How will the house be used – year-round, seasonally, for the family? The intended use determines which location, size and specification make sense.
  • What role do privacy and security play?Plot, exposure, access, surveillance – we take it into account from the outset.
  • What role should the property take in your asset planning?Own use, preservation of value, optional letting or handover to the next generation – tax and legal questions we coordinate with your own or with independent specialists.
  • When would you like to move in – and what should be done by then?We plan backwards from moving day, not from the notary appointment.

The process

One contact. One clear sequence.

You do not have to coordinate, chase or track down the people involved. We do that – and keep you informed to the extent you wish.

Conversation

Confidential, without obligation. We understand your objective and your priorities.

Selection

A curated shortlist – only properties we consider suitable ourselves.

Review & negotiation

Price, documents, location and possible risks – checked and negotiated on your behalf.

Handover

Notary, authorities, utilities, furnishing and security technology – until the house is ready to move into.

Ongoing support

A contact on the ground, long after the keys have been handed over.

What we take on for you

Everything between the decision and moving in.

Selection & negotiation

Market analysis, price review and negotiation support.

Purchase process & authorities

NIE number, notary appointment, land registry entry, tax formalities – coordinated so they do not end up with you.

Electricity, water, internet

Contracts in your name, technician appointments on site, working connections before you move in.

Move-in-ready furnishing

Concept, budget, sourcing, delivery and assembly – you open the door to a finished home.

Security & surveillance

Alarm, camera and smart home solutions, matched to the location and the plot.

Support after the purchase

Maintenance, cleaning, official mail – and, on request, organising a letting.

Your contacts

Two perspectives, one commitment.

Neither sees themselves as a traditional estate agent, but as investors who pass on their own buying experience – including the willingness to advise against a purchase. In the luxury segment they review every mandate together.

Kamila Bukowska, co-founder of CASA READY

Kamila Bukowska

Co-founder · Polish & international clients

Experience from an owner's perspective

Not a traditional estate agent.

Born in Poland and shaped by an international outlook, Kamila connects three languages and several markets. She earned an M.Sc. in Management & Technology from the Technical University of Munich; Polish is her native language, and she speaks German and English fluently.

As a freelance project manager, she led complex IT projects. She brings that methodological expertise to property processes: clarifying requirements precisely, coordinating everyone involved, identifying risks early and tracking every step transparently.

Kamila also knows international property purchases from an owner's perspective in Spain, Poland, Germany and Dubai. She therefore understands which questions matter before a purchase – and what work really begins afterwards.

Ronny Steinhagen, co-founder of CASA READY

Ronny Steinhagen

Co-founder · German-speaking clients (DACH)

Experience from an entrepreneurial and investor's perspective

Not a traditional investment advisor.

Ronny founded an IT systems company while still at university and built it up to 30 employees; several spin-offs emerged from it.

As a co-founder, he was active in the start-up scene for many years, and later in scale-ups in their second and third funding rounds. For more than 18 years he has guided and been responsible for the go-to-market strategy of portfolio companies backed by venture capital, private equity and family offices.

He therefore knows how investors and their advisers scrutinise a decision – and applies the same standard to a property purchase: he compares the alternatives as he would an investment, names the weak points as clearly as the strengths, and says so plainly when a property does not make sense.

At CASA READY, Ronny accompanies German-speaking mandates personally – with the same approach that shapes Kamila's work: assess, compare and advise honestly, rather than selling at any cost.

Private selection

Representative villas – a starting point, not a catalogue.

Between Dénia and Altea, some of Spain’s most exclusive design villas are being built. The properties below show the range of our search. A personal selection only emerges from your mandate; further suitable options, including those outside public portals, we discuss with you confidentially.

The Target Area

Costa Blanca Norte, between Dénia and Altea.

The selection ranges from Dénia and Jávea via Moraira, Cumbre del Sol (Benitatxell) and Benissa to Calpe and Altea – around 60–90 minutes' drive from Alicante–Elche and Valencia airports. The selection is continuously expanded.

TRANSPARENCY

How we are paid.

For the property purchase, we are usually remunerated through the commission paid by the developer or the selling agency. For every property on your shortlist, we tell you whether and from whom we receive a fee – it does not change our assessment, and we will advise against a property that does not fit your brief.

For everything beyond the purchase – independent consulting, interior, implementation and ongoing care – we agree a separate fee with you in advance.

Common questions

What private clients ask us before the first conversation.

Mandate & collaboration

01How does your search mandate differ from an estate agent’s work?

An estate agent markets the properties on their books. We start with your criteria and search developers, agencies and our network accordingly. You receive a small selection with our assessment of each property – including the reasons against it.

02Do you work with my lawyer, tax adviser or family office?

Yes, and we recommend it. Legal and tax questions are answered by your advisers or by independent specialists we can introduce. We provide the property documents, align deadlines and keep the process together.

03How much time do I need to spend on site?

Usually one viewing day for the shortlist, with appointments, routes and documents fully organised. Kamila or Ronny carry out preliminary viewings on your behalf, with a video walkthrough beforehand if you wish.

Remuneration

04How are you paid, and does it influence your recommendation?

On a purchase, we receive the commission paid by the developer or the selling agency. For every property, we disclose whether and from whom we receive a commission; it does not change our assessment. Services beyond the purchase are agreed in advance as a fee.

Discretion & access

05How discreet is the collaboration?

We only pass on your name once you are interested in a specific property and agree to it. On request, we sign a confidentiality agreement at the outset.

06Do you have access to properties that are not publicly marketed?

In part. With the developers and agencies we work with, we specifically ask about properties before they go on the open market. We promise nothing our network cannot deliver – and we tell you plainly when the best option is also listed on a portal.

Due diligence

07What do you check before recommending a property?

Micro-location, privacy, build quality, the price compared with genuine alternatives, and resale potential. We also go through the documents: the land registry extract (Nota Simple) for charges, the building and first-occupancy permits, and – near the coast – possible restrictions under the Coastal Law (Ley de Costas). The legal review is carried out by the lawyer; we make sure nothing is missing.

08How am I protected when buying off-plan or a new build?

In Spain, deposits must be secured by a bank guarantee or insurance provided by the developer. We make sure it is in place before any money is transferred. New builds are also covered by ten-year insurance against structural defects (seguro decenal).

09What if you advise against a purchase?

Then we say so, with our reasons. Advising against a property is part of our work.

Structure & tax

10Buy privately or through a company?

That depends on use, tax residence and succession planning, and belongs before the reservation, not after it. You make the decision with your tax adviser; we make sure the property side fits.

11What ongoing taxes apply to me as a non-resident?

These can include property tax (IBI), non-resident income tax and wealth tax – and, for larger fortunes, the solidarity tax. Before the purchase, we have a specialist tax adviser calculate this for your situation.

12What purchase costs should I expect?

They depend on whether you buy new or resale, and are considerably higher than in Germany or Poland. We disclose them in advance for every property on the shortlist, so you decide on the basis of the total investment.

After the purchase

13What happens between the notary appointment and moving in?

We coordinate utilities, furnishing, technology, insurance and keys until the house is ready to live in when you arrive. The scope is agreed in advance as a fee.

14Who looks after the house when I am not there?

On request, we take care of it on an ongoing basis: inspections, tradespeople, garden and pool, key management. You have one fixed contact instead of many service providers.

15Can I rent out the house when I am not using it?

That is possible, but in the upper segment it is rarely the main reason for buying. Holiday letting requires a licence and comes at the expense of privacy and condition. We tell you in advance whether it is an option for a particular property.

The next step

A confidential conversation.
No obligation.

Tell us your search profile, your time frame and the role the property is to fulfil for you. Kamila and Ronny will tell you openly whether and how CASA READY can represent you usefully – before a mandate begins.

We use your details solely for your enquiry. No newsletter, no sharing with third parties.
