Step by step to the right decision

The guides follow the path buyers actually take: do the maths, sort out financing, choose between new build and resale, know the buying costs, clarify who is responsible for what, check whether you may rent out and know which taxes apply afterwards.

Frequently asked questions before buying

Do I pay more with CASA READY than if I bought directly from the developer?

No. The purchase price is set by the developer, and we receive our compensation from the developer. What matters for you is who actually compares projects, asks the right questions and, where relevant, advises against a property.

How much equity do I really need to buy a property in Spain?

That depends on the bank, your personal situation and the property. As a rough guide, banks often finance non-residents up to around 70 percent of the property value, so you usually need at least around 30 percent equity plus the buying costs. It is best to clarify this before choosing a property. More in our financing guide.

What additional costs should I budget for on top of the purchase price?

Besides the purchase price there are taxes, notary and land registry fees and, where relevant, legal fees; new builds carry Spanish VAT (IVA), resale properties the regional transfer tax. In total, budget around 12–14% of the price for a new build and around 11–12% for a resale property. All details are in our guide to buying costs.

Can I, as a German or Polish buyer without residency in Spain, even get a Spanish mortgage?

In principle, yes: many Spanish banks also finance non-residents, usually with a lower loan-to-value ratio and stricter proof of income than for residents. The actual ratio depends on the bank, your income and the property. On request, we put you in touch with independent financing specialists. More in our financing guide.

What's the difference between the reservation contract, the purchase contract and the notarial deed (escritura)?

The reservation contract secures the property for you short-term against a smaller deposit. The private purchase contract settles the details between the parties before the notary appointment. The escritura signed at the notary makes the transfer of ownership official and registrable in the land registry.
